Re: Single Storey Extension to create kitchen, dining, family room
We would happily recommend G Cunningham & Sons following our recent building work. From the initial meetings and conversations with Ricki to finalise the quotation through to the completion of the project Ricki, Gary and the team demonstrated a professional, experienced and reliable approach.
The build element of our project lasted 7 weeks and was to construct a single storey extension to the rear of our property. This included the removal of existing external supporting walls and internal non supporting walls. The end result is the creation of an open plan room comprising of kitchen, dining area and family room. This was completed by G Cunningham and Sons within the timescales quoted and with minor variation to the costs due to issues arising with the foundations that could not have been identified prior to work commencing.
During the project issues were encountered, however they were managed personally by Gary, who always ensured we fully understood the situation. Gary presented options and together we agreed the best way to proceed. The first of such issues arose on day 1 where it was identified that there was a problem with the depth planned for the foundations. Gary made us aware of this, clearly explained the situation and potential implications then involved the building inspectors to confirm what action was required. The solution to the problem impacted both the projects costs and timescales, however Gary presented options to managing both of these and as the project progressed Gary made up the lost time.
Another issue encountered related to the roof design. Gary highlighted a potential area of weakness in the design that could result in leaks and recommended a change to the plans to prevent this. The compromise on the design was that the roof tiles would not match those on the existing house structure, something that was important to us. Although Gary was away at the time he completed research to identify alternative roof tiles that would provide a weatherproof structure and remain aesthetically pleasing. Again this caused a delay due to the lead time for the roof tiles, however this was made up by Gary and his team.
During the build period we were at home with our two young children and at all times all members of Garys team showed respect to us, our family and our home. Care was taken to cover and protect driveways, pathways and the garden prior to work commencing and the area was clean at the end of the build work. All third parties working for Gary demonstrated the same level of professionalism and commitment to our project as Garys immediate team.
At the start of the build work I was cautious and wary of making such significant changes to the structure of our house. I now wonder why I delayed this project for so long, although stressful at times Gary and the team minimised this through their commitment and skilled workmanship and the end result is fantastic.
